Job Description
We are currently looking for a Director, Real Estate to join our growing team! In this role, you will manage the entire corporate real estate portfolio across Brightspeed’s 20-state footprint. You will lead, supervise and mentor an organization of 40+ real estate professionals.
As Director, Real Estate, your duties and responsibilities will include:
- Manage the entire real estate function at Brightspeed including:
- Real estate portfolio management
- Lease administration
- Brightspeed’s Charlotte headquarters office management & daily operations
- Brightspeed mailroom and digital mail management
- Utilities expense and account management
- Facilities operations: facility management, building mechanics, asset lifecycle management, project management, energy management, janitorial, landscaping, pest, snow, recycling, and waste removal
- Preventative maintenance programs for HVAC, house services, fire & safety, and generators
- Vendor and contract management in partnership with Procurement function.
- Centralized Real Estate Services such as Brightspeed’s Real Estate Help Desk, internal facilities systems, digital records, real estate invoice processing.
- Physical security including access controls, badging / locks, video surveillance, card access controls.
- Develop and lead Brightspeed’s real estate portfolio monetization strategy with the goal of maximizing net proceeds of dispositions
- Review and evaluate real estate holdings in support of portfolio monetization strategies, including property sales and sale leaseback structures
- Oversee all real estate related projects and relocations; partners with Field Operations leaders to build consensus around project plans
- Align with 3rd party real estate broker regarding all real estate transactions (lease renewals, new leases, sales and sale / leasebacks)
- Develop and manage a budget of ~$130M annually comprised of both CAPEX and OPEX components
- Responsible for tracking actual expenses against budget throughout the fiscal year
- Acquire new real estate or negotiates new leases as required
- Advise on site selection, schematic design, space planning, construction management, and relocation logistics as needed
- Proven ability to work cross functionally with legal counsel, field operations, network operations, supply chain, procurement, accounting and finance functions to close issues, answer questions and build consensus on specific real estate actions and projects
Qualifications
WHAT IT TAKES TO CATCH OUR EYE:
- Bachelor’s degree in business administration or similar field
- 10+ years’ work experience in the corporate real estate function.
- Excellent communication & management skills
- Solid understanding of financial concepts and acumen (i.e. capital rate, NPV etc.)
- Solid understanding of legal terms and leasing terms and structures.
- Executive presence and ability to present materials to CFO / COO levels as needed.
- Up to 15% travel
- High proficiency in Microsoft Excel
